Cancellation policy

Please take time to read our policy for cancellations and refunds before you book a stay with us.

Cancellation Policy

  • Free cancellation within 24 hours of booking, otherwise no refunds within 14 days of arrival date

  • If cancelling more than 14 days before arrival the refund amount will be 70% of the booking costs paid (our booking deposit includes a non refundable amount which is 30% of the total cost of your stay)

  • We would encourage you to postpone rather than cancel if possible and will try to accommodate postponement requests. There is a £10 admin fee for moving your booking and we will only move a booking date once - any rescheduled bookings are 100% non-refundable

  • Date change requests are not guaranteed and will not be carried into a new calendar year

  • If you need to cancel or amend your booking, please let us know as soon as possible. We advise you to buy insurance to cover cancellations and your property/injury whilst away

  • No refunds for late arrivals/early departures/reduction in number of guests in your booking

  • No refunds for inclement weather (we don’t charge you extra if the weather’s amazingly good!). If we decide to close the site due to severe weather warnings that pose a public danger you will be offered a full refund or a change of date

  • Booking fees (if booking through a third-party site) are non-refundable

  • If a security deposit or behaviour bond is required for your booking and this is not paid in advance, we reserve the right to cancel your booking. The deadline is the day before your arrival

Payment

  • Booking payments are taken via Stripe.

  • Full payment due 30 days before your stay.
    Depending on how far ahead you are booking, you will pay either a deposit equivalent to the first night of your stay, or the full balance.

    • If you are booking to arrive within 30 days you will pay in full at the time of booking

    • If you are booking a stay of any length more than 30 days in advance you will pay the first night as a deposit when booking,

      • 30% of the total cost of your stay is a non-refundable deposit

    • Any balance payments will be taken 30 days before arrival from the card you paid with

      • You will receive a message if the balance payment fails for any reason

  • If a security deposit or behaviour bond is required for your booking and this is not paid in advance, we reserve the right to cancel your booking. The deadline is the day before your arrival 

  • Extras can be purchased during your stay but cannot be guaranteed. We can take contactless card payments if you don’t have cash
